As per a real estate report, the builders of the Delhi-NCR region will take more than 6 years to sell their unsold housing stocks worth Rs 1.01 lakh, compared to the real estate developers in Kolkata and Bengaluru, who will take about 31 months for the same.

Delhi-NCR Has Highest Inventory Overhang

News Corp and REA group own three real estate portals in India, namely PropTiger, Housing.com and Makaan.com, providing customers with brokerage and advisory services.

As per one of these portals, PropTiger’s latest data, real estate builders in Delhi-NCR will need over 6 years to sell unsold properties worth Rs 1.01 lakh, while those in Bengaluru and Kolkata will require only 31 months.

There’s a term called ‘inventory overhang’, which means the estimated amount of time that builders are likely to take for selling unsold housing stocks. This figure is determined by the current sales velocity.

The data by PropTiger also informs that real estate builders across 8 major cities in the country, currently have a stock of 7,35,852 units of unsold houses, as of March 31, 2022, which has risen from 7,05,344 units in March 2021.

While Delhi NCR has the highest inventory overhang, Kolkata and Bengaluru have the least.

In Ahmedabad, there are 62,602 housing stocks unsold and its inventory overhang stands at 42 months.

The figure stands at 34 months for Chennai, and unsold housing stocks are at 34,059 units. For Hyderabad, the time period/inventory overhang is 42 months, with 73,651 unsold units.

In Mumbai, the volume is 2,55,814 units, with an overhang of 2 years, while for Pune it stands at 1,18,321 units at 32 months’ overhang.

According to Anarock data, unsold inventories across seven major cities fell 2% to 6.28 lakh units by the end of Q1 CY22 from 6.42 lakh units in Q1 CY21, stated PTI data.
