DLF’s luxury housing portfolio in Gurugram has reached a new level, with property prices ranging from around ₹45 crore for a 4-BHK at The Magnolias to ₹271 crore for a penthouse at The Dahlias.

The latest spotlight has fallen on entrepreneur Manav Sardana, who bought a penthouse at The Dahlias for ₹271 crore. The deal has highlighted the extraordinary prices being commanded by DLF’s ultra-luxury residential projects in Gurugram.

The journey stretches across three flagship developments — The Magnolias, The Camellias and The Dahlias.

The Magnolias Starts At ₹45 Crore

The Magnolias represents the entry point into DLF’s super-luxury housing ladder. A 4-BHK home at the project starts at around ₹45 crore and measures approximately 6,400 sq ft.

The project offers an extensive range of amenities, including a lawn terrace, clubhouse, gym, children’s play area, swimming pool, jogging track, skating rink, multipurpose lawn and surface parking.

The development has also attracted well-known residents, including cricket legend Kapil Dev.

The Camellias Takes Luxury To Another Level

The Camellias moves further into the ultra-luxury segment, with large homes and premium services forming part of its appeal.

Several prominent business and startup personalities have purchased homes there. Zomato founder Deepinder Goyal bought an apartment for ₹52.3 crore, while Berkshire Hathaway vice chairman Ajit Jain purchased a roughly 7,400 sq ft apartment for around ₹85 crore.

Other reported buyers include Smiti Agarwal, Sukhpal Singh Ahluwalia and entrepreneur Rishi Parti. Parti purchased a 16,290 sq ft penthouse at The Camellias for ₹190 crore.

The latest and most expensive addition to DLF’s luxury portfolio is The Dahlias.

A 4-BHK at The Dahlias starts at around ₹65 crore and measures approximately 9,500 sq ft. But transactions at the project have already gone far beyond that starting price.

A Delhi-NCR-based industrialist bought four interconnected apartments for ₹380 crore, with the combined homes covering more than 35,000 sq ft.

Investor Madhusudan Murlidhar Kela also purchased a luxury apartment for ₹120.71 crore.

₹271 Crore Penthouse Sets A New Benchmark

Manav Sardana’s ₹271 crore purchase has taken The Dahlias to an entirely different price bracket.

The penthouse has a 17,200 sq ft super area and a 10,500 sq ft carpet area. The transaction works out to approximately ₹1.58 lakh per sq ft on the super area and nearly ₹2.6 lakh per sq ft on the carpet area.

The project offers amenities including a gym, swimming pool, meditation centre, jogging track, garden and 24×7 security.

Why Are These Homes So Expensive?

The appeal of these properties extends beyond the size of the apartments. DLF’s projects offer extensive amenities, landscaped spaces, privacy, views and premium services.

The location is another major factor. The developments are part of the DLF Golf Links ecosystem, an address that has become associated with wealthy business families, entrepreneurs and corporate leaders.

The Dahlias is planned across around 7.5 million sq ft, with 420 residences across 29 levels and eight towers. The project also includes 15 exclusive duplex penthouses.

With individual home prices now reaching ₹271 crore and beyond, DLF’s luxury housing portfolio demonstrates how far Gurugram’s premium residential market has moved into the ultra-luxury segment.
