Accenture Expands Presence in Pune

Global technology and consulting giant Accenture has leased approximately 3.45 lakh square feet of office space in Pune through a long-term agreement valued at nearly ₹355 crore. The transaction is one of the largest commercial office leasing deals in Pune this year and reinforces the city’s position as a major technology and Global Capability Centre (GCC) hub. The leased premises are located at Phoenix Millennium Towers in Wakad, a rapidly growing commercial destination in Pune’s western corridor.

According to lease documents, Accenture has taken up office space across five floors, spanning the 13th to the 17th floors of the commercial tower. The company signed the deal with Alyssum Developers Private Limited through two separate lease agreements.

Details of the Leasing Agreement

The combined leased area totals approximately 345,872 square feet, with Accenture agreeing to pay a monthly rent of about ₹2.52 crore. The rental rate works out to roughly ₹73 per square foot per month. The agreements span nearly 10 years and include a provision for a 15% rent escalation every three years. The company has also provided a combined security deposit of more than ₹10 crore.

Under the first agreement, Accenture leased the 13th and 14th floors for a tenure of 116 months, while the second agreement covers the 15th, 16th, and 17th floors for a 10-year period. The phased leasing structure will allow the company to expand operations gradually while accommodating future growth requirements.

Pune Strengthens Its Position as a Technology Hub

The latest deal highlights Pune’s growing appeal among multinational technology firms and GCC operators. Areas such as Wakad, Baner, Hinjawadi, Kharadi, and Balewadi continue to attract major occupiers due to their strong infrastructure, availability of Grade-A office space, and access to a large pool of skilled technology professionals.

Accenture has been particularly aggressive in expanding its real estate footprint across India. In recent months, the company has signed major office leasing agreements in Hyderabad, Noida, Kolkata, and Pune as part of its long-term growth strategy.

Growing Demand for Premium Office Space

The transaction reflects continued confidence in India’s office market despite the rise of hybrid work models. Large technology firms are increasingly investing in premium workspaces to support collaboration, innovation, and talent acquisition. Pune has emerged as one of the biggest beneficiaries of this trend, with GCCs accounting for a significant share of office leasing activity in the city.

As multinational companies continue to expand their India operations, large-scale leasing deals such as Accenture’s ₹355 crore commitment are expected to further strengthen Pune’s reputation as one of the country’s leading technology and business destinations.
