The Mumbai Metropolitan Region and Pune led approvals, reflecting strong urban demand and steady growth in the housing market.
The Maharashtra Real Estate Regulatory Authority has approved 10,379 housing projects during the financial year 2025–26 in a bid of reinforcing its focus on transparency and regulatory compliance.
While going through this approval process, registration numbers were issued to 4,204 projects and 2,488 projects underwent through corrections.
Besides this, they have granted the timeline extensions to 3,687 projects after developers submitted revised plans.
When it comes to these measures, they are mandated under the Real Estate (Regulation and Development) Act, 2016, that requires developers to seek approval for any changes or delays in registered projects.
These approvals will provide a boost to the state’s housing sector while safeguarding homebuyers’ interests according to the officials.
Declaring Completion Deadline Is Important
The developers must declare a completion deadline at the time of registration as per the rules. It is important as any delay without MahaRERA’s nod can render a project “lapsed,” impacting its progress.
If we go through it region-wise then the Mumbai Metropolitan Region dominated with 5,494 approved projects, followed by the Pune region with 3,566 projects. Following this, the Vidarbha region accounted for 563 projects, Khandesh for 520, and Marathwada for 203.
At this, Pune topped the list with 3,150 projects at the district level, followed by Thane with 1,714 projects, closely trailed by Mumbai Suburban at 1,696. Besides this, the other key contributors included Raigad (939), Palghar (568), Nagpur (474), and Nashik (454) are present in the list.
Nagpur accounted for the bulk of projects in Vidarbha region while Nashik dominated the Khandesh region. Similarly, Sambhaji Nagar led with 155 projects in Marathwada.
According to MahaRERA, all approvals undergo rigorous legal, technical, and financial scrutiny to ensure compliance.
Its processes for project registration, corrections, and extensions are aimed at ensuring timely completion and maintaining accountability in the sector, the authorities said.
The data underscores steady growth in Maharashtra’s housing market, with strong momentum in urban clusters such as MMR and Pune continuing to drive development activity.
