India’s largest IT services company, Tata Consultancy Services (TCS), has signed a major commercial real estate deal in Bengaluru, further consolidating its presence in the country’s top tech city. The company has leased 17.52 lakh sq. ft. of premium office space at Sattva Knowledge Point in Yeshwantpur for approximately ₹975 crore over five years, according to data from Propstack.

A Landmark Real Estate Deal

Under the agreement, TCS will pay a monthly rent of ₹15.37 crore at a rate of ₹87.7 per sq. ft., with a ₹25 crore security deposit. This makes the deal one of the largest commercial leases in Bengaluru in 2025, highlighting the company’s strategic plans for expansion despite global IT headwinds.

“This lease stands out as one of Bengaluru’s largest in scale and annual rental commitment,” said Raja Seetharaman, co-founder of Propstack, adding that the move further cements Bengaluru’s status as a preferred IT hub.

Strengthening Presence in India’s Tech Capital

The Yeshwantpur deal follows another major TCS expansion in the city. The company previously leased 1.4 million sq. ft. of office space for ₹2,130 crore over 15 years at 360 Business Park in Electronic City, spread across Towers 5A and 5B.

These large-scale leasing activities indicate TCS’s continued investment in expanding delivery centers and innovation hubs to support its global clients, particularly as demand grows for next-generation services in AI, cloud, and digital transformation.

Strategic Significance

The new office space is expected to house thousands of employees, reflecting TCS’s long-term growth strategy and commitment to India’s largest IT market. Bengaluru remains a magnet for tech talent and infrastructure, and this move strengthens TCS’s foothold in a region central to its global delivery network.

With these significant real estate commitments, TCS is clearly betting on India’s digital growth story — expanding its physical presence to support large-scale projects and future technology initiatives.
