Bengaluru residents can now receive their e-khata, Karnataka’s digital property ownership document, without needing to visit municipal offices.

According to the Bruhat Bengaluru Mahanagara Palike (BBMP), the final e-khata can be issued within 48 hours of submitting an application.
Bengaluru Residents Can Now Get E-Khata Online Without Visiting Municipal Offices
E-khata is the digital version of the traditional khata certificate, made available online by BBMP and other local bodies since October 2024.
Property owners can apply for, download, and verify their e-khata digitally without any in-person interaction with municipal offices.
Homeowners without a khata can apply through the E-Aasthi portal at bbmpeaasthi.karnataka.gov.in.
To apply, users must upload required documents, such as their Aadhaar number, sale or registration deed number, a recent property photo, and an Encumbrance Certificate (EC) from the property’s registration date up to October 31, 2024.
Applicants also need to enter property details, upload ownership and tax documents, verify the location using an interactive map, and complete Aadhaar eKYC to confirm their identity and address.
After submission, BBMP authorities will review the application and may conduct a site visit if necessary.
If all criteria are satisfied, the e-khata is typically generated and delivered within two days.
BBMP Issues Nearly 2.75 Lakh E-Khatas Since Launch of Digital System
Since the launch of the digital khata system in October 2024, BBMP has issued around 2.75 lakh e-khatas.
To speed up e-khata delivery and improve citizen access, BBMP has launched a new initiative involving local and young entrepreneurs within BBMP limits.
These individuals can register on the official BBMP website to assist residents in the e-khata process and earn income, without paying any fees to BBMP.
