DLF Sells 221 Ultra-Luxury Flats Worth Rs 16,000 Crore in Gurugram’s ‘The Dahlias’

DLF Ltd has achieved another milestone in India’s luxury real estate market by selling 221 ultra-luxury flats worth nearly Rs 16,000 crore in its flagship project, The Dahlias, located in Gurugram’s DLF Phase 5. The project, launched in October last year, has quickly become one of the most sought-after residential developments in the NCR region.

Record Sales at Premium Prices

According to the company’s investor presentation, total sales bookings for The Dahlias reached Rs 15,818 crore by the end of the September quarter. The average price per apartment in the project stands at around Rs 72 crore, underlining the strong demand for premium housing among high-net-worth individuals (HNIs) and ultra-rich buyers.

The 17-acre development features 420 luxury apartments and penthouses, combining world-class design, modern architecture, and state-of-the-art amenities. Its location within DLF Phase 5 adds further appeal due to excellent connectivity, infrastructure, and proximity to major business hubs.

Billionaire Buyers and Celebrity Residents

The project has already attracted notable buyers, including a Delhi-NCR-based industrialist who purchased four adjacent apartments totalling 35,000 sq ft for Rs 380 crore. These units, located on adjacent floors, can be merged seamlessly to form a single ultra-spacious residence, according to Kshitij Jain, founder of Rizin Advisory Pvt Ltd, who facilitated the deal.

Earlier this year, former Indian cricketer Shikhar Dhawan also purchased a super-luxury apartment in The Dahlias for Rs 69 crore, paying Rs 3.28 crore in stamp duty. The addition of celebrity homeowners further enhances the project’s prestige and desirability.

Driving DLF’s Strong Sales Momentum

Following the success of The Camellias, The Dahlias marks DLF’s second major ultra-luxury residential venture in Gurugram. It has played a crucial role in helping the developer achieve record sales of Rs 21,223 crore in FY 2024–25.

Despite this, DLF’s consolidated net profit fell 15% to Rs 1,180 crore for the July–September quarter compared to Rs 1,381 crore a year earlier. Revenue from operations also declined to Rs 1,643 crore, though total income saw a slight rise to Rs 2,261 crore due to higher other income.
