The Karnataka government has decided that smaller buildings on plots up to 1,200 sq. ft. will no longer require an Occupancy Certificate (OC). 

This applies to structures with a ground floor plus two additional floors, or a stilt plus three floors, within the Greater Bengaluru Authority’s limits.

Karnataka Govt Exempts Small Buildings up to 1,200 sq. ft. from Occupancy Certificate

On July 3, the Karnataka Cabinet first discussed the matter.

Later, Tushar Giri Nath, Additional Chief Secretary (ACS) of the Urban Development Department (UDD), presided over a meeting where it was finalized.

During this meeting, the UDD made the decision to suggest modifications to the Karnataka Municipal Corporations Act of 1976, the Greater Bengaluru Governance Act of 2024, and the model building bylaws under the Rural Development and Panchayat Raj Department.

The proposal suggested that buildings meeting the specified height and size requirements be exempt from OC.

According to the proposal, civic officials were overworked as a result of processing OC applications after conducting necessary inspections.

Citizens were also experiencing inconvenience as a result of these processing delays.

The amendment was proposed to address this issue.

Karnataka Govt To Build Houses Across 6217 Acres In South Bengaluru

Recently, The Bangalore Development Authority (BDA) has announced a large-scale infrastructure and housing development project in Bengaluru, aiming to fulfil the aspirations of thousands seeking homes in the city. The Karnataka government has approved the acquisition of 6,217 acres across 22 villages in South Bengaluru, including BM Kaval, Kaggalipura, Hulimangala, and Hullahalli. 

The plan involves creating six new residential layouts and constructing a 10-lane road. These developments will be strategically located near the Peripheral Ring Road (PRR) and the proposed Bangalore Business Corridor-2, which will connect Hosur Road and Mysore Road. Positioned parallel to Nice Road, the project is expected to improve connectivity and ease traffic congestion.

Despite its promise, the initiative faces strong resistance from local farmers and landowners, many alleging that the land is being taken without fair compensation. This marks the fourth-largest land acquisition by the BDA, following earlier projects such as 1,500 acres in Sarjapur for a tech park, 1,500 acres for Queen City near Doddaballapur and Dabaspet, and 9,000 acres for the Bidadi Township. The government has directed the BDA to proceed with preliminary notifications under Section 17(1) of the BDA Act.
