Apple India has made a significant real estate move by leasing approximately 2.7 lakh square feet of office space in Bangalore for the next 10 years. The deal, valued at a starting monthly rent of Rs 6.3 crore, highlights Apple’s continued commitment to India as a key market and manufacturing hub.

A Strategic Expansion
According to Propstack, Apple signed the lease with real estate giant Embassy Group. The lease covers nine floors — from the 5th to the 13th — in Embassy Zenith, along with dedicated car parking space. The agreement, effective April 3, 2025, spans 120 months and includes a deposit of Rs 31.57 crore.
A Billion-Rupee Commitment
Apple is estimated to spend over Rs 1,000 crore on rent, maintenance, and parking charges during the lease period. The rent, fixed initially at Rs 235 per square foot per month, will escalate by 4.5% annually, ensuring a steady increase in Apple’s financial outlay.
Export Leadership From India
Apple has rapidly emerged as the largest mobile phone exporter from India. In the financial year 2024-25 alone, it exported iPhones worth about Rs 1.5 lakh crore, underlining India’s importance in its global supply chain strategy. This new office reinforces Apple’s investment in India’s growing role in its global ecosystem.
Despite Political Pressures
Interestingly, this expansion comes despite criticism from U.S. President Donald Trump, who has publicly questioned Apple’s increasing investments in India. However, the company continues to expand its presence, with engineering teams already active in Bangalore and Hyderabad.

The new lease signals Apple’s intent to strengthen engineering, operations, and supply chain teams in India. With a growing manufacturing base and rising exports, India is becoming not just a key market but also a critical hub for Apple’s global ambitions.
