data, around <a href=\"https:\/\/www.indiatoday.in\/business\/real-estate\/story\/home-sales-fall-6-in-top-9-cities-pune-chennai-among-worst-hit-3004560-2026-09-28\">1,03,170 housing units<\/a> were sold across the nine markets during the quarter, compared with 1,09,420 units during the same period last year.<\/p>\n\n\n\n<p>The cities covered include Mumbai, Navi Mumbai, Thane, Delhi-NCR, Bengaluru, Hyderabad, Chennai, Pune and Kolkata.<\/p>\n\n\n\n<p><strong>Pune Home Sales Fall 16%<\/strong><\/p>\n\n\n\n<p>Pune recorded one of the sharpest declines among the major housing markets.<\/p>\n\n\n\n<p>Home sales in the city fell 16% to 17,860 units during July-September, compared with 21,190 units a year earlier.<\/p>\n\n\n\n<p>Despite the decline, Pune continued to record the highest number of housing sales among the nine cities tracked by PropEquity during the quarter.<\/p>\n\n\n\n<p>The sharp fall suggests that rising property prices, cautious buyer sentiment and broader economic uncertainty may be weighing on demand.<\/p>\n\n\n\n<p><strong>Chennai And Kolkata See 17% Decline<\/strong><\/p>\n\n\n\n<p>Chennai and Kolkata recorded the steepest declines, with housing sales falling 17% in both markets.<\/p>\n\n\n\n<p>Chennai sold 4,680 homes during the quarter, compared with 5,640 units a year earlier.<\/p>\n\n\n\n<p>Kolkata recorded 3,860 housing sales, down from 4,640 units in the corresponding period last year.<\/p>\n\n\n\n<p>Delhi-NCR also experienced a significant decline of 12%, while Thane and Mumbai recorded falls of 11% and 8%, respectively.<\/p>\n\n\n\n<p><strong>Hyderabad And Navi Mumbai Buck The Trend<\/strong><\/p>\n\n\n\n<p>The slowdown was not uniform across the country.<\/p>\n\n\n\n<p>Navi Mumbai recorded a 12% increase in housing sales to 9,810 units, compared with 8,730 units a year earlier.<\/p>\n\n\n\n<p>Hyderabad also performed strongly, with sales rising 11% to 15,470 units from 13,890 units.<\/p>\n\n\n\n<p>Bengaluru remained relatively stable, recording a marginal 1% increase to 17,340 units.<\/p>\n\n\n\n<p>The contrasting performance highlights how local economic activity, infrastructure development, pricing and supply conditions are influencing housing demand differently across cities.<\/p>\n\n\n\n<p><strong>Developers Also Cut New Supply<\/strong><\/p>\n\n\n\n<p>The slowdown in sales was accompanied by a decline in new housing supply.<\/p>\n\n\n\n<p>Developers launched 98,165 units across the nine cities during the quarter, compared with 1,00,330 units in the same period last year.<\/p>\n\n\n\n<p>On a quarterly basis, new supply fell even more sharply, suggesting that developers are becoming more cautious about launching projects amid changing demand conditions.<\/p>\n\n\n\n<p>Interestingly, the number of homes sold during the quarter remained higher than fresh additions to the market.<\/p>\n\n\n\n<p><strong>Festive Season Could Bring Some Relief<\/strong><\/p>\n\n\n\n<p>The July-September period is traditionally a slower quarter for India&#8217;s residential property market, partly because of the monsoon season.<\/p>\n\n\n\n<p>The December quarter typically sees stronger activity as festive demand increases and developers introduce new projects, discounts and other incentives.<\/p>\n\n\n\n<p>The coming months will therefore be important for determining whether the Q3 slowdown is temporary or signals a broader cooling in India&#8217;s housing market.<\/p>\n\n\n\n<p><strong>Summary<\/strong><\/p>\n\n\n\n<p>Housing sales
