With the Apple iPhone 17e launch just days away from the March 4 event, a fresh report underscores how seriously Apple is strengthening its India ambitions. Often described as one of the world\u2019s most vulnerable global tech giants due to its heavy reliance on hardware cycles and global supply chains, the Cupertino-based company has, in recent years, increasingly turned to India as a strategic anchor.<\/p>\n\n\n\n

In a significant move, Apple has expanded its footprint at Embassy Zenith in Bengaluru by leasing an additional 1.21 lakh square feet<\/a>. Documents accessed by real estate data analytics firm Propstack reveal that Apple will pay a total of Rs 1333 crore in rent over a 10-year tenure for this newly secured space. The property has been leased from MAC Charles (India) Limited, with the agreement commencing on September 25, 2025, at a rental rate of Rs 235 per square foot per month.<\/p>\n\n\n\n

Following this deal, Apple\u2019s total leased area at Embassy Zenith now stands at approximately 3.89 lakh square feet. Its monthly rental commitment at the property has climbed to around Rs 9.16 crore. Notably, just a few months earlier, the company had leased 2.68 lakh square feet at the same complex, paying about Rs 6.35 crore per month. The scale and speed of expansion signal a long-term operational commitment rather than a tentative presence.<\/p>\n\n\n\n

Doubling Down on the India Bet<\/strong><\/p>\n\n\n\n

Apple\u2019s real estate expansion aligns with its broader India strategy. The company recently inaugurated its fifth official retail outlet in the country at DLF Mall of India, reinforcing its direct-to-consumer push. At the same time, the Tim Cook-led tech giant is accelerating local manufacturing.<\/p>\n\n\n\n

Production in India, once limited to non-Pro iPhone models until 2024, is now moving up the value chain. Upcoming devices such as the iPhone 18 Pro Max and iPhone 18 Pro are also expected to be manufactured locally for the Indian market. This shift marks a pivotal evolution in Apple\u2019s India playbook \u2014 from assembly outpost to strategic production hub.<\/p>\n\n\n\n
