DLF Ltd has achieved another milestone in India\u2019s luxury real estate market by selling 221 ultra-luxury flats worth nearly Rs 16,000 crore<\/strong> in its flagship project, The Dahlias<\/em>, located in Gurugram\u2019s DLF Phase 5. The project, launched in October last year, has quickly become one of the most sought-after residential developments in the NCR region.<\/p>\n\n\n\n

Record Sales at Premium Prices<\/h3>\n\n\n\n

According to the company\u2019s investor presentation, total sales bookings for The Dahlias<\/em> reached Rs 15,818 crore<\/strong> by the end of the September quarter. The average price per apartment<\/strong> in the project stands at around Rs 72 crore<\/strong>, underlining the strong demand for premium housing among high-net-worth individuals (HNIs) and ultra-rich buyers.<\/p>\n\n\n\n

The 17-acre development features 420 luxury apartments and penthouses<\/strong>, combining world-class design, modern architecture, and state-of-the-art amenities. Its location within DLF Phase 5 adds further appeal due to excellent connectivity, infrastructure, and proximity to major business hubs.<\/p>\n\n\n\n

Billionaire Buyers and Celebrity Residents<\/h3>\n\n\n\n

The project has already attracted notable buyers, including a Delhi-NCR-based industrialist<\/strong> who purchased four adjacent apartments totalling 35,000 sq ft for Rs 380 crore<\/strong>. These units, located on adjacent floors, can be merged seamlessly to form a single ultra-spacious residence, according to Kshitij Jain, founder of Rizin Advisory Pvt Ltd, who facilitated the deal.<\/p>\n\n\n\n

Earlier this year, former Indian cricketer Shikhar Dhawan<\/strong> also purchased a super-luxury apartment in The Dahlias<\/em> for Rs 69 crore<\/strong>, paying Rs 3.28 crore in stamp duty. The addition of celebrity homeowners further enhances the project\u2019s prestige and desirability.<\/p>\n\n\n\n

Driving DLF\u2019s Strong Sales Momentum<\/h3>\n\n\n\n

Following the success of The Camellias<\/em>, The Dahlias<\/em> marks DLF\u2019s second major ultra-luxury residential venture in Gurugram. It has played a crucial role in helping the developer achieve record sales of Rs 21,223 crore<\/strong> in FY 2024\u201325.<\/p>\n\n\n\n

Despite this, DLF\u2019s consolidated net profit fell 15%<\/strong> to Rs 1,180 crore<\/strong> for the July\u2013September quarter compared to Rs 1,381 crore a year earlier. Revenue from operations also declined to Rs 1,643 crore, though total income saw a slight rise to Rs 2,261 crore due to higher other income.<\/p>\n\n\n\n
